Here to perform deep cleaning and rejuvenation on 1st floor Goodman furnace. Shut power to equipment to disconnect and remove electrical control board and components to access air movement system. Remove screw that secure air movement system from track. Remove blower motor and assembly. Remove all electrical wiring and connections. Remove blower motor from assembly and blower wheel. Clean/Brushed hydro coil. Very dirty Chemically clean blower wheel and cabinet. Clean and polish cabinet. Re-assembled air movement system to install blower and housing into equipment. Re-configured and secure electrical wiring and connections. Ran and test system operation to be normal after deep cleaning and rejuvenation. System is left operational @ this time. Office to follow up with customer to give quote to add additional lighting in the attic Customer is also looking to have duct cleaning and sanitizing done on 1st floor system. Performed maintenance on x1 Gas Boiler. Inspect heat exchanger for cracks or deterioration. Clean burner tubes and cabinet. Inspect and test pilot and pilot assembly. Check safety controls. Check expansion tank, water feeder and relief valve. Check Aquastat relay and zone valve. Isolate and ran zoning operation. Check thermostat operation. Ran and check heating operation to be well @ this time. Maintenance completed no issues @ this time. Advised customer about age of boiler and boiler life expectancy that system could fail due to age of equipment and customer should consider replacement options for the future.
Completed a/c maintenance on 7 rheem air handler’s and condensers. Recommendations: customer want us to try and source an evaporator coil for the 3rd floor west air handler that is located in the attic. This system was diagnosed back in 2022 with dye and the dye is still visible at the coil. It was explained to customer that there is not a guarantee that we would be able to source a 410a coil only if manufacturer has in stock. Recommendations: customer mentioned that they were having an issue with the 2nd and 3rd floor units tripping the breakers. They mentioned that all of the 2nd and 3rd fl outdoor condensers are all on the same 100 amp breaker panel . Explained that these units should all be on individual breakers as well as the indoor units with the correct breakers referring to data plates. All breakers sizes were gathered and added from the outdoor data plates and it added up to 140amp customer is going to have an electrician look into this issue. Systems are only trippin
Visual Inspection Call on UNICO System Installed in 2022 - Upon arrival checked WiFi Thermostat & Lowered temp, Checked indoor unit, checked supply temperature receiving good temp split, tested pump ok, inspected evaporator coil ok, checked fan motor clean, Showed client how to replace filter on system, also showed client how to shut system off via switch. Client has Electronic filter, Replaced filter in system that client provided, Inspected condenser area , checked condenser coils ok, system is currently operational and cooling well at this time. Today I arrived on site AC System Inspection: Performed a visual inspection of the AC system. Operational Status: Confirmed the AC system is operating normally. Client Request: Provided a second opinion as requested by the client for the AC system covering the entire house. Upon arriving at the property. The client explained to me that he is having some problems with the system. The customer mentioned that the walls are sweating when the days are very hot. The customer also mentioned that he sometimes hears a whistle in the system ductwork. I proceeded to verify the units. I found water signs on the walls of the living room and in the rooms on the 2nd floor. Apparently this system is working well at the moment. My only concern is that this system may be oversized for the size of the property. (1) AC Mainteance - 410A - BOSCH HEAT PUMP - tested high and low voltage components, checked Squirell cage fan clean at this time, cleaned exterior of unit, checked delta T ok receiving good temperature split noticed split, tested primary pan with water no leakage at this time tested condensation pump multiple times no leakage at this moment, inspected electrical wiring, Supplied and Installed 20x25x4 HealthyClimate filter highly recommended for client to purchase his own filters for us to install, noticed heavy signs of rust on drain connection and exterior of unit, client mentioned that he has been experiencing issues with his T6 Thermostat so he purchased a T9 WiFi Thermostat for us to install. Explained to client that this work will be bill-able, client approved pricing for Thermostat Upgrade, removed old thermostat - Installed new T9 Thermostat, Set thermostat, went over thermostat with client and showed how to use every mode, At condenser checked refrigerant pressures, inspected
Today I arrived on site AC System Inspection and Repair Identified noise issue at the 2nd floor AHU. Located the AC system for the 2nd floor. Found the return box duct flex was twisted. Observed the air filter was a 13 Merv. Upon arriving at the property, contact the client to access the property. The client told me how to access the property. The client mentioned that the system on the 2nd floor is making a noise in the AHU. I proceeded to verify the AHU. I found this unit making a noise. The cause of this noise came from the duct flex being gone and was causing an air flow restriction. I also found that the air filter is 13 Merv. I contacted the client and explained the situation. Re locate the duct flex, replace the air filter. The sound disappeared. I recommended the customer to consider using an 11 Merv air filter. The client mentioned that he would like to meet with the project manager to verify if a hard metal ductwork can be installed for the return box. I told the
Today I arrived on site AC System Assessment:Determined the AC system for the entire house was not working. Fault Identification:Identified a faulty starter cap and contactor. Corrective Action:Replaced the starter cap and contactor during this visit. When arriving at the property, The client explained to me that the system stopped working. I proceeded to verify the tstat. The tstat is operating well. I proceeded to verify the AHU. The furnace one looks very deteriorated. I proceeded to check the condenser unit. I found the starter cap and the contact not working. I showed the client and presented her with an estimate of the repair cost. The client accepted the proposal. I showed the client the conditions of the unit. I suggested to the client consider upgrading the system. The client said that she considers and will think about this proposal later. Service call for 2nd fl a/c not cooling properly. This is an old R-22 trane system located in attic with pull down stairs. On arrival system was turned on and all operations were checked. Low side pressure was 175 psi and with a head pressure of 200 psi. These pressures were indicating that the compressor was not pumping properly. Checked capacitor, voltage and amperage and we’re all ok. Tested the compressor with a megh ohm meter and the compressor was reading bad. System has a bad compressor and is recommend for replacement. Today I arrived on site to address the loud noise coming from the condenser unit. Condenser Unit Inspection & Repair: Identified the source of the noise as vibrating metal panels on the condenser. Secured the metal panels to eliminate the vibration and resolve the noise issue. Confirmed the AC system is now operating without the loud noise. Upon arriving at the property. The client explained to me that the condenser unit is making noise. The client asked me to verify that the noise does not represent anything dangerous in the system. I proceeded to check the condenser unit. I found one of the metal panels of the unit making vibration noise. I corrected the vibration noise. I disassembled the bread and put it back in its place. I started the system and monitoring for a few minutes. I cleaned the condenser coil. The coil was dirty. I explained to the client about the readjustment of the condenser panel. The customer confirmed that the noise disappeared. The client was left with the AC o
